Why We Started

South Texas Home Investors started after our founder watched his own grandmother get squeezed by an out-of-state "we buy houses" company on an inherited home in the 78207 ZIP code. The offer was a lowball, the contract had three escape clauses, and they wasted six weeks before backing out. The house eventually sold to a local buyer for $40,000 more — and the local buyer closed in nine days.

That's the entire reason we exist. There's nothing wrong with selling for cash to an investor — it's often the right call when a house needs work, an heir lives out of state, or a foreclosure clock is ticking. But the seller deserves an offer from someone who actually knows the neighborhood and is going to close.

How We're Different

• We're local. Bexar County is our home market. We've bought in Government Hill, Stone Oak, the South Side, Schertz, Cibolo, Seguin, and out to Canyon Lake. We run real San Antonio comps for every offer.
• We close. Our contracts have a 7-day option period — not 21 — and we cover normal closing costs. If we shake hands, we close.
• We'll tell you when not to sell to us. If your house is clean and in a hot ZIP code, listing with a great local agent will net you more. We'll say so on the first call.
