How is your offer calculated?

We start with recent comparable sales in your specific neighborhood (not city-wide averages), subtract the cost of repairs and updates a retail buyer would expect, subtract our holding and selling costs, and leave a modest profit margin. The result is what we can pay today. It will almost always be less than a perfect retail sale — but more than most lowball investor offers because we're local and know real comps.

Are there any fees or commissions?

Accepted Answer

None. No agent commission (you're not using an agent), no closing fees on your side (we cover normal seller closing costs), and no junk fees. The number on the contract is the number you net.

What kinds of houses do you buy?

Accepted Answer

Pretty much anything that has a roof. Single-family, duplexes up to fourplexes, manufactured homes on land, inherited houses, fire-damaged, hoarder situations, houses with foundation issues, rentals with bad tenants, pre-foreclosure, tax-delinquent. We pass on a few — burned-to-the-ground structures and HOA-restricted condos in some cases — but we'll always tell you on the first call.

Do I need to clean or fix anything?

No. Leave whatever you don't want — furniture, appliances, the old riding mower in the garage. We handle the cleanout. Don't spend a dollar prepping the house.

How fast can you close?

Standard close is 7–14 days from contract signing. We've closed in as fast as 5 days when there's a foreclosure deadline. If you need 30, 60, or 90 days to move out, we'll match your timeline.

Who actually does the closing?

Accepted Answer

A licensed Texas title company — usually one of a few we trust in Bexar or Guadalupe County. They handle the title search, payoff letters, deed prep, and disburse funds. You sign, they wire (or hand you a cashier's check).

What if my house is in foreclosure?

What if I'm going through probate?

Accepted Answer

We close probate sales constantly. In Texas, an independent executor with letters testamentary can sell without further court approval. If the will hasn't been probated yet, we can still get under contract and close once letters issue. See our San Antonio probate guide.

What if there's a tenant in the property?

Accepted Answer

We buy tenant-occupied. You don't have to evict before selling. We'll take over the lease (or, if there's no lease, work with the tenant directly after closing).

Will you list my house on the MLS or wholesale my contract?

Accepted Answer

No. We are the buyer. We don't assign contracts to other investors and we're not a wholesaler dressed up as an end-buyer. Our name goes on the deed.

How do I know your offer is fair?

Accepted Answer

Get a second opinion. Call a local agent for a CMA, or call another cash buyer. We'll wait. The sellers who do their homework almost always come back — not because we're always the highest cash offer, but because we're honest about the math and we actually close.

What information do you need from me up front?

Property address, what's roughly owed on the mortgage if anything, condition (rough idea is fine), and your ideal timeline. That's it. No SSN, no bank statements, no credit pull.

What if I owe more than the house is worth?

Accepted Answer

Sometimes a short sale is the right path — we work those, but they take longer and require lender approval. Other times the math actually works because there's more equity than you thought. We'll walk through it on the first call.
